What is a snagging service?

AET offers a completely independent snagging and clerk of works service. If you have bought a new home or your property has undergone significant alterations our team of experts can provide a detailed report to ensure the works are carried out to the high expectations you have. 

Snagging is the methodical process of checking a property for defects, poor workmanship and issues that would fail building regulations. Almost anything can be snagged during a snagging survey. A snagging inspector will look for anything broken or damaged, check how well fixtures and fittings have been installed, and assess the quality of decorating finish. A typical new home in the UK will return over 100 snags as most developments are built on mass and to tight timelines.
 

How long does a snagging report take?

A snagging survey would normally be completed by a snagging inspector on behalf of the property owners. Once completed a snagging report is published to the homeowners and site manager. The building developer would then fix the issues found in the report. Done properly it should take between 3-4 hours to inspect the average UK home. However, this would depend on the quality of finish in the property and the care taken during construction.

Every property is different and each development will have different standards of finish, even between developments. However, here is a list of some frequently found snags:

Commonly found snags

  • Untidy finishes on plasterwork, particularly around areas such as piping, media plates, light switches and plug sockets.
  • Poor finishing on grouting between tiles.
  • Surface cracking and joints showing through on ceilings and walls.
  • Damage to window and door frames – especially the underside of French Door as they are often dragged on the ground during fitting.
  • Treads not even on staircases.
  • Damage to skirting woodwork.
  • Units, and particularly wall units, with paint splashes.
  • Insufficient insulation on water pipes and tanks.
  • Mortar splashing on brickwork.
  • Uneven and poor turf laying – often caused by poor groundwork.

What we check when we visit your home

Internal and external checks

During our visual inspection of your new home, it is our aim to identify and itemise any defects both internally and externally including any garden areas, drives and garage if applicable. The areas that we cannot inspect will be detailed in the report.

Following our visual inspection, a detailed defects report will be produced and sent to you. Our inspector will report upon the main aspects of the property to an accepted benchmark quality standard, normally the NHBC standard both internally and externally.

When should we be called in?

Ideally, before you legally complete

Prior to legal completion of your new home your builder will invite you for a home demonstration. At this meeting the builder will show you around your new home and demonstrate how the systems and appliances work. During the inspection the builder will give you the opportunity to identify any snags / defects within the property.

If the builder will allow access prior to you legally completing your property then this is the ideal time to call us in. However, some builders will not allow this so once you have legally completed your property and received your keys is the time to call us in to inspect your property.

This can then be handed to your builder to rectify, usually within 14 days, however this may differ depending on their defects warranty period/procedure.
